This massive architect-designed one bedroom maisonette with a garden is in an ideal location, right next to Broadway Market as well as London Fields with its impressive lido.

There’s a huge bedroom with a large desk which is perfect for working from home. The property also benefits from lots of counter space in the kitchen, a gas hob for the chef, lovely wooden floors, lots of natural light, a high-tech underfloor heating system, plenty of storage space, a modern bathroom and – crucially – a front door opening almost into the park. The back door opens onto a pretty, west-facing patio garden.

A short walk across the green, no doubt via E5 bakery, to London Fields Station – 10 mins to Liverpool Street. Or up, past Violet Cafe, always thinking about food, to the bus-stop on Graham Road – 38 via Islington and West End to Victoria, 242 via City to West End. More trains in Dalston, Hackney Central and Bethnal Green – 12 mins away. More buses on Mare Street. Perfect point of departure for cycling – east via parks, west through Victoriana, or a bit south to Regent’s Canal Towpath. This is a cyclist’s paradise!

Parking – access to the ‘estate parking’ which means the private road in front of the park. Parking permit available. Energy efficiency – excellent: double-glazing throughout, high-tech heating system and a state-of-the-art combi boiler.

London Fields is a park and an area of historically common land adjoining the Hackney Central area of the London Borough of Hackney. The name is sometimes also used to apply to the neighbourhood around the park.

London Fields features a cricket pitch, an incredible Olympic sized outdoor pool (heated year round), a cafe, grass areas, designated barbecue area, a small BMX track, tennis courts, basketball courts, table tennis, dozens of spectacular London Plane trees and plenty of wide open green space.

There is a public house called the Pub on the Park on the east side of the park; this was opened in 1855. A much-used cycle path runs from the Pub on the Park to Broadway Market which hosts a market each Saturday where a wide variety of producers from around the country sell hot foods, hand-made jewellery, gifts, childrenswear and vintage clothing. On Sundays, the local London Fields Primary School is the base for the London Fields Farmers' Market and there is a crafts market adjacent to the building next door.

In short a ruddy great park!
